testing up to 140mph, but are horribly frail against everything else. Namely time. An unassailable fact about concrete is it will crack. ..a lot, in a lot of places. After 10 yrs on a roof, it is the highest maintenance, most expensive pile a crap you can have on your house. Yearly maintenance you say? Yep, and when roofers are walking over the dang thing to fix it, it cracks under foot traffic. Not only that, the installation specifications are extremely precise with respect to the gaps you have to leave between tiles to allow them to expand and contract daily. Roofers rarely do it right.

If you want a roof to last a long time, standing seam metal is your friend. Or just regular ol laminate shingles, you’ll get 20 years easy unless you get hit with a cane. Insurance carriers don’t mind replacing a 25k roof, but a 75K tile roof…nah.

Not sure I agree, crappy roofs are made of shingles in FL

Concrete tile roofs are 50 year roofs... I'd go with metal but in higher end construction it's usually concrete tiles. I'd also never buy a frame house in Florida, but there's still a lot of those left.

A lot of the damage in recent storms was flooding and tornado, doesn't really matter what kind of roof you have at that point.

Honestly the increase is multi-fold but people without mortgages are increasingly deciding to self insure which hurts the premium base.

A fast food advert showing a nice juicy hamburger, but when you grab one in a drive through it bears no resemblance to the commercial one. Manufacturer’s escape clause is they can claim their product has been through a named storm and they couldn’t possibly honor a warranty. They also use installers as scapegoats.

Case law has been pretty kind to manufacturers on this.

Your other points are spot on.
