Wow. Really, I didn't mean to start such an epic confrontation. Someone must be a realtor it seems. I dunno, but I will just post about derivatives and pokemon cards from now on.

analyzing ACTUAL real estate trends would be one of my job descriptions but I'd also rather gnaw off my own arm than live on top of other people.

People are horrible. I shop at a publix on a side of town I won't see anyone I know just to avoid talking to people.

Affordable housing is for the young and idealistic.

Yep. That's the trend for most normal people. The older you get,

the less you want to be around people.

It was true for people 200 years ago, 100 years ago, 50, 20, and 10 years ago, and it'll be true 10, 20, 50, 100, and 200 years in the future.

HOA's are the worst.

Yet another part of housing I hope never to endure again.

*And I thought that long before I even owned a house with an HOA (you know...back before I was "ancient"). Actually living in an HOA ruled community only cemented that fact.

badge-donor-05yr.jpg flag link military_tech thumb_downthumb_up

That's the way it was for me.

But it's not about preferences. It's about a housing shortage and the ability/right of developers big and small to build more units where only one existed before. Whether that unit is a $125k tiny home or a $600k townhouse, we need more inventory and exclusionary zoning prevents more inventory. And this is true whether it is MYR (#1 for move-ins) or Greenville (#10 for move-ins) or Raleigh (#20 for move-ins). People are still moving to cities, especially cities in the South, and affordability is still an issue.

All of today my only point has been exclusionary zoning is bad, and I have to hear a good reason why it isn't. Only Lakebum has made a compelling case and that was more about unplanned growth in rural areas than about zoning reform itself.

Why isn't it bad?

Because it maintains property values?

Because it makes sure population growth matches infrastructure capability?

Because it allows manageable school system capacity?

Because the "feel" of a community matters to the majority of residents (and no this isn't some dog whistle demographic thing. A giant apartment complex going up next to a sleepy SMH neighborhood completely changes the feel of the neighborhood, regardless of who the residents of that neighborhood are

Because residents of high density housing complexes are usually far more transient and thus not invested in the overall health of the community (volunteerism, public service, etc) as much as long term residents?
