Robbery in my opinion. The industry works against the independent seller. You can bet on that too.

Wife is a realtor (and nurse).

Traditionally the selling agent and buying agent split the 6% so nobody is getting 6% for selling your house. Also, if the realtor works for a broker (like ERA, Coldwell Banker, etc.) then the broker also gets a cut of the 3% that the agent brings in.

My wife has been able to move several houses in this market that were For Sale by Owner but they couldn't move it.

I can't speak for all agents, but they put a ton of work in that you don't see. Also various expenses like professional photography, staging, and advertising all come out of the selling agent's pocket.

I obviously have no problem with folks wanting to sell their own place, more power to you. But it's silly to minimize the efforts and worth of a good agent when you don't really know what they do.

In an area where you can sell your house in a day or two you can hold the professional photography.
