with the Francis Marion Hotel? Is that a good choice? Do you have a similar recommendation that won't require I take out a mortgage on my property?
Also...a restaurant within walking distance where the chef isn't too creative. A good steak and/or some fried flounder will do.

you’re on King street a mile from the market so pretty much anything you wanna do is gonna be in walking distance; assuming you’re fairly ambulatory. Now if you’re willing to spend that mortgage payment on a meal you’re just a couple of blocks from Halls Chophouse. If you walk to the Market I like High Cotton; make sure to get some she crab soup. Now you do definitely need to take an Uber to Lewis BBQ or Rodney Scott.
If you stay on King there are a lot of cool things to do, including restaurants, around the Charleston Place hotel. Hyman’s seafood is right there as well; It’s pretty good but there are better seafood restaurants in Charleston.

You were doing pretty good till you recommended Hymans. Literally the biggest tourist trap in Charleston.

Halls Chop House. There’s a great lobster roll spot down next to the market: Masons Famous Lobster. Hanks Seafood is very good. So many great places to eat. Poes Tavern is good too.

Good ole fashioned southern food with fresh seafood. If he heads west of the Ashley Bowen Island restaurant is the go to.

You're in a good spot to pretty much walk everywhere. FM is a little dated but it's probably about the best bang for the buck. Hotel Bennett is across the street but brand new and much more expensive. Halls is where everyone is gonna tell you to go for a steak but Marbled and fin just opened on East Bay St. IMO fin is just as good and in some ways better than Halls.

Leon’s on the north end of King. It’s about a 10 minute walk. The best chargrilled oysters and fried chicken hands down.

It's good enough with a great location. I have stayed there and had no complaints. I stayed before and after they redid it. Go for it.

Halls in Charleston is on a different level than the Greenville location! Any place on Shem Creek across the bridge are excellent for seafood! I love SNOB and High Cotton! Amen corner and Fleet Landing are also great!!! I wish I would “have” to go to Charleston!

They phoned it in the last few times I was there though. Ceviche is outstanding though.
Rue de Jean is the better meal on that block. French food though, so different strokes.
I love Circa 1886. Nice quiet dinner. Great food. A bit of a haul from King.
Marbled is good. Was loud & busy when I was there which changed the vibe.
Hanks is outstanding.

of charleston is basically king/calhoun intersection...since you are only in chas for a night, i would just hang out on king street/c of c area/market st, take a rickshaw or uber but stay in that general area for all you need to do in chas for one night.. Henrys on Market usually has good music on most nights but it sometimes comes with a fairly steep cover charge...

Of you want steaks but want something different because you have a Halls in Greenville—try the Oak -its on broad close by and very good-sea food and view might likes Fleets Landing and Pearls is nice and close by too

Location better than quality, it’s just dated nothing bad it’s on par with Renaissance and Mills House I’d say. You’re within walking of most places you’ll want to go, literally in the center of downtown
Best fried flounder hands down at Anson. Halls steaks you can get in most southern major cities these days but they’re always good. Blanket seafood I’d say FiG or the Ordinary. Ordinary may be a bit creative, Hanks continues to be solid. Raw is simple but good.

Felix's is about a 10 min walk up King, and Lowland is just around the corner on George. Both are pretty good, but may be a little more "creative" than you want. But either would be a good place for a beverage before dinner if you're so inclined. Lowland has a nice bar in the back of the 1st floor.
Also if your schedule allows, see what's playing at the Charleston Music Hall. It's a cool little historic venue just around the corner on John St.

There’s a really good seafood restaurant walking distance from the visitors center downtown in Hutson Alley called COAST BAR AND GRILL. 👍👍
