Many lumber mills and paper companies have closed their doors in SC and across the South. Many have been gobbled up by Canadian companies. A mass consolidation is happening. Overall, with less mills to deliver timber, the distance to the mill becomes a major factor in timber prices, more than the quality of the timber, the age, or whatever else. The further the wood has to be transported, the less loggers will offer to cut it, as they have to eat a higher cost transporting the timber further. Fully 20-30% of our own timber value has decreased because of this, the location of our family land relative to the closest mill. It's over twice as far away today as it was in 1980.

Likewise, if you have timber close to a mill, your prices are higher, as loggers will offer more to transport the timber a shorter distance, more profit for them.

The steel mill is closed, has to be closed for 365 days in a row for the city to take possession of the land.
