uptick in the amount of credit card offers, HELOC, offers, "get into debt this way" offers that come through regular mail and e-mail?
I mean I've always gotten a lot but I've gone from 1 or 2 a week to 5 or 6 a week.
I guess they all have their eyes set on my sweet equity and large credit rating since I don't rent my dwelling

If I want a house and they want cash for it, I can use the heloc and other cash monies... buy the house, and then mortgage the house I just bought, then pay off heloc.
It's not meant for a long term loan. There are a lot of times where cash flow is important. You can have a great deal, but not be able to cash flow it and it ruin you. The helpc helps that.

As he doesn't have a job or earn any income. Never had a credit card and never will. Me doesn't do debt. If me can't pay for it, me doesn't get it. Paid cash for all my vehicles.
