Y'all, we are on the verge of something special

I mean, with FBCoachSC®'s impending renovation, we will have solid NEW board content for probably the next year. This doesn't include any residual topics that will inherently come from the poor workmanship this contractor is bound to implement in his construction practices.
I do have to say, I am a smidge disappointed in us, as a group. I feel like we were only a few days away of convincing Mr. Whirlpool to do the whole addition on his own with no permits or construction experience outside of his pallet deck. RIP, by the way.
The only thing left to debate, from an outsiders perspective is how far over budget this project will be and how long its going to take to complete.

Will he and this lifelong friend contractor still be on speaking terms by the time the walls are framed in, how big will the hole in the outside wall be when the contractor quits, and how does FBC secure the cardboard boxes to cover the hole in the wall until he can find another contractor who isn't trying to steal from him?

But I am actually the least concerned about that. He picked up an entire truck bed of concrete garden edging, for free, this weekend. Those things are going to be the metaphorical legos of his rural kingdom.

Coach is going to TELL us that he cusses out his contractor, threatens to withhold payment, and fires him... but in reality, we all know that once that exterior wall is down, Whirlpool man is going to tuck his tail and do whatever the contractor says.

Make sure they don't cheap out and use left-handed hammers and don't let them try to charge you extra for a bathroom plumbing vent. You don't need a tiny chimney in the bathroom!

Have the contractor prepare a schedule of value with a description of each activity to be performed. That way you will know where all the money is going and keep the contractor from getting too far ahead of you. It may deter some from leaving you in the lurch.
A schedule of value says how much you will pay your contractor after each activity or series of activities is performed. It's not uncommon to pay a sum for materials purchased but they should be delivered first.

"Contractor" Dude drops off a few cinder blocks, some 2x4's and couple bags of sacrete, outlines the area of the addition area with some 1x2 spikes and some yellow twine wrapped around them, and takes off, never to be seen again.
3 months later Fbcooch decides to take it into his own hands and starts building it himself, and all of a sudden contractor guy shows up looking for some money. Fbmooch refuses to pay him, and next thing you know there's a lawsuit in mooches mailbox and a mechanics lien on Mooch (and meemaw's) house for the full amount PLUS damages.
