Any of you well to do lungers own land, like acreage?

Looking at a couple of tracts in the 25 - 40 acre range, mostly wooded. Just for investment purposes. No current structures and I probably wouldn't build on it.
What is involved in the maintenance and are there any tax breaks? Other thoughts? What do hunting leases go for these days?

Are there any tax breaks? Yes, like we're talking two tanks of gas if in South Carolina and in the county.
Hunting leases....hmmmm big variable. 15-20 yrs ago it was like $10/acre. So lets assume it's $30/acre for 40 acres or $1,200. Not really worth it, but I wouldn't be against it.

20-40 acres is at least $10K/acre. Sometimes $20K acre. That is a significant increase over 5 yrs ago. Seems like the right time to invest in land was 5 yrs ago.

there's insurance issues. tax concerns from leasing. get a redneck tennant in there that tears your place up and/or pisses off the neighbors and you're really screwed.
Daddy leased about 600 acres of prime Edisto River hunting land to a father/son a decade ago. Part of the dude's payment was that he was bringing in grading equipment and fixing roads and cleaning up after we had timber cut (that's a pretty good idea, btw).
Dude came in, parked some junk campers on it, changed the locks on the gates, started sub-leasing out to other hunters, aka running a hunt club. They destroyed miles of roads with their 44" TSL bogger trucks, angered all the neighbors, and then refused to leave.
Ultimately, daddy have the dude the entire lease amount back and said, "get off the property". Dude said, "what if I don't want to leave".
Dad stood up from the meeting table (that was a McDonalds off I-95) and said, "well then I'll see your a$s in court" and stormed out to his car.
Dude practically broke his neck running out the door to apologize.
He vacated, but that camper stayed down there for over a year, along with a broke down dump truck before he finally hauled it out.
Daddy said, "never again". I'd rather let it sit there and rot than deal with that crap.

Govmint pays us to not farm it and plant CRP grass for wildlife. Gov money pays for the taxes and the yearly upkeep (mowing) etc. Hunt on the land

Have one old broken down single wide trailer painted pink and hauled onto the property.
Wait a few weeks, then contact the neighbors and see if they are interested in buying you out.

I got 5 acres, that's plenty big enough for me to maintain. It's amazing how many trees just randomly die and/or fall down in a large wooded area. You don't really notice unless you monitor an area.

Planted long leaf pine. Gave hunting rights to a friend for lawyers fees to write hunting permission paper for protection. I could lease to more, butt not interested. Creek on back of land. Turkey and deer. Less than 100 acres. USDA paid me for planting. I have a contract with them. Good deal for me. They get the oxygen from trees.

Some places now offer tax breaks for you to leave it forest. Basically the rate of deforestation in the southeast is so bad they now want people to keep it forest. Also check the latest 100 year flood maps and lots of land now has flood plain on it which impacts development ability.
In NC, we have 61 acres. Most of it gets a timber tax break and they state is about to harvest the trees since they are of size. The land will look like garbage soon and I'm not that happy about it but it was put in place in the 1970s well before I was around.
That said, I'm trying to get the adjacent 105 acres of unused farm land and reforest it. NC will give me tax breaks, and even kick in money to plant native trees. Then I can put it in a conservation easement and have woods for generations to come.

The land has had a timber tax credit since then. The forestry service came out and looked at the trees are they are ready. They notified us they'll be harvested soon and we worked through an access road.

1. Make sure you get setup with the USDA to get a tract and farm number so that it "can" be a farm for the tax purposes. The agricultural exemption can be huge.
2. Make sure there are some areas that pass septic tank perc test before you buy if you want to get a good return on the "investment".
3. Make the hunting leases enough to cover the taxes, and have in writing the maintenance of the property that they must be responsible for.
4. if you want to grow trees, be prepared for a long time to get a return on the investment, but the USDA will provide some cost-share to plant the trees.
5. other than when you sell it, there will be no ROI.

I lease it to a fox hunting club. Make a nice little piece of change. Enough to cover this year's IPTAY dues anyway. Taxes are like $170/yr. Agricultural land they say. Seriously the market value seems to have doubled like my house. Bad time to buy IMO.

You can claim it's a tree farm and pay very little in taxes.
You used to be able to sell the trash wood every 5 to 10 years for decent money but the bottom has dropped out of that market and it's not worth the hassle anymore and if you did it you'd have to trust the guy to not screw you and take the better quality trees.
