Ifins I was buying a mountain lot in Wears Valley or the sorts. What would I need to look out for as far as it being buildable? Also, if the listing says "Septic Permitting: None", does that mean that there has not been a septic permit acquired or that a sepctic is not allowed at all on the property.

Also, if there is a septic permit of 3 beds, how likely is it that the request was for 3 beds and that was approved, but there is a good chance that it could be reassessed for a 4 bed?

Mom just bought a lot that did not have septic on file. It was 4 acres so surely it would, right? So first pert was in a low area (in the wet season) did not pass. But, errybody think it'll pert if she either waits, or moves uphill.


All that to say....nothing is definitely impossible.

It is hard to get septic systems

to work in the mountains. You need flat land. There are some bio-filter systems that work depending on local ordinances. If you are permitted for 3 bedrooms you will have the get a new permit and the system will have to be 1/3 larger.

Septic permitting: none most likely means that they will not give a permit on that property.

IMO, the easiest option to determine if they'll let you put

a septic system in would be to go to the property at various times throughout the week and fire off anywhere from 30-50 rounds out of an AK-47 or similar platform. If nobody calls the cops or otherwise contacts you regarding the gun fire, do whatever you want and not GAF.
