Any charges could have already been filed. Not sure why anyone is “waiting” to charge Trump with a crime.

No, Trump withheld money so the Ukrainian government would falsely announce an investigation of Biden in order to help Trump win reelection.
Biden, meanwhile, threatened withholding money from Ukraine unless they combated fraud in the Ukraine.
There's a lot of difference there. For instance, one is illegal while the other is commendable.

The language that's going to get him is the "be granted" part.
A pardon is the thing that is granted by the president to someone else. One cannot grant oneself something, and even this highly conservative Supreme Court we've got - especially one that's all about "textualism" and "originalism" is highly unlikely to interpret the Constitution so...liberally.
Trump can pardon his friends, his family, his cronies, his goldfish. But he probably can't self-pardon, and even if he tries, it's highly unlikely to stick. He'd have to resign and let Mike Pence do it...and since he has future presidential aspirations of his own, Pence seems highly unlikely to participate unless the Donald's got something on him. (Unlikely!) And Trump isn't going to resign a moment earlier than he has to anyway. He's going to declare himself president-in-exile until his dying day.

I was going to say that the only way he doesn't pardon himself is if he resigns and has Pence do it. But I don't see that happening.
The constitutionality of a self-pardon has never been tested and has no clear answer, from what little I've read on the subject.

does in fact pardon himself along with his family, then resigns, whereby Pence simply re-affirms the pardon, rather than initiate it. This offers Pence political cover for such a move, while helping accomplish the ultimate goal which is a DJT clear of federal crimes up to that point.

He can try, but with SCOTUS now having a majority of 'originalists' they would unanimously rule it invalid. Further, according to an earlier SCOTUS ruling, the acceptance of a pardon is an admission of guilt.
Further in another past SCOTUS ruling on a similar matter the court ruled that "no man can be his own judge and jury".
