Those people are grimy

A friend of mine’s parents recently sold to them. They had offered $375-ish and then said there would be about $30k more in the demo for the flip and dropped the price to $345k

There are gurus that have been preaching this thing called "wholesaling" for years now. Basically what they say to do is offer an amount for a house to get it under contract, (even if they have no money or means to close) and then turn around and market that CONTRACT to an end buyer/investor.

Pretty much brokering real estate without a license but they use the loophole of marketing the contract, not the real estate.

That's something I couldn't do but to each their on.

I guess for context, I help with funding on these flips so I see what goes on.
