I wouldn't mess around with sanding them, it's unnecessarily messy and not as efficient. Added bonus is that you can also get your walls cleaned up while you're at it.

Make sure you get at least three coats.
Had about 2500 ft. Done several years ago. My sister the realtor wanted to stain the oak floors. Looks good where they took time and got it even.

can't remember the price, but dude is amazing at his job and likely doesn't travel to NJ.
